 The City of Denver has been preparing for development around the 41st and Fox Station since the adoption of FasTracks in 2004. Recent planning efforts have focused on infrastructure improvements to the eastern side of the station while the western side of the tracks has not received similar attention. The western side of the station area faces transportation and connectivity challenges, being hemmed in by I-70 to the north and I-25 to the east and south, and the existing industrial land has been marked for significant increased density and heights. While the rail transit is a huge benefit to the Sunnyside neighborhood, the only access point to the station is a pedestrian bridge over the rail tracks. The vision for the project is to encourage a mixed-use community that respects architectural character, promotes equitable development, improves connection to the station, and creates a desirable and vibrant commercial hub for the neighborhood where visitors and residents can live, work, shop, dine, and play. The project team recommends improving multi-modal connectivity and enhancing zoning to create higher quality infill development. Streetscape improvements will help create a pedestrian-friendly environment. Zoning incentives will help encourage quality development and design, affordable housing, and adaptive reuse of existing industrial structures to create a unique, diverse, and welcoming neighborhood.
